You have to be very carefull, Did hear of what is happing in Marbella? Well I just will like to advise that I have hire Dr. Real Estate, an Attorney that "Cures" whatever problem could exist with my Villa and now I sleep well, very well. He also does conveyances but his specialty is "fixing". When I invest the realtor told me that he will do the conveyancing!!! hum!!! I save monies? Not realy...any ways you can contact this people at www.spain-usa.net.

I found a great website called: independent-spanish-property-guide.com which answered all my questions on buying my first property in Spain. They have loads of different guides which are written by property experts in plain English and are free!

Could I through your discussion group recommend our solicitor in Gandia if anyone were to buy on the Costa del Azahar or Costa Blanca
His name is Jose Luis Perez, C/Mayor No. 69-3 Gandia Tel: 96 287 2977. His sister and his father are all in the practice and are very well thought of in the Gandia area. He went through everything with us a tiny bit at a time, he speaks excellent English and has the patience of Jobe.

You always have to be real careful when buying a property in spain. Make sure you will own the land. Always get a spanish property lawyer to check this out for you.

Always use a highly recommended Spanish lawyer when purchasing new or old property to avoid any pit falls. Building licenses etc should have been looked in to by a lawyer with the local town hall prior to purchase.
If dealing through any Spanish estate agent be aware of the commision. The amount that can be chareged is not governed. The seller always pays the commisons to the agent from the proceeds of the sale but if commisions are high, can artificially increase the price. Some agents are fair with the commisions, typically 5% and provide a good service. However beware! I have seen up to 25%
You should have independent advice.
